This financial group sought to move from a traditional high-partitioned office space to a downtown open concept high-rise with views. Faced with an extremely compressed six-month design-to-move-in schedule, a tight budget, and an all LED technology directive, the design team was tasked with bringing light and life to this clean, modern tenant fit-out.

Challenged with a deep floorplate and eight- to nine-foot ceilings, a lighter interior finish palette with pops of color is paired with illumination strategies designed to increase the sense of light and spaciousness wherever possible. Dimmable direct/indirect linear pendants with batwing optics lend an airy yet modern look to office areas. Daylight harvesting and occupancy sensors increase energy efficiency. Step dimming employed in private offices increases flexibility. Sleek continuous linear slots energize corridors. Vertical illumination visually expands conference and phone rooms. The project was on-budget, 28% below energy code, all while enhancing the amazing views and sense of light.
